Pick any 'best holiday home company in Dubai' article and odds are it was written by one of the companies in it, is two years stale, or ranks ten firms nobody can verify. We built the alternative: one directory, thirty-four companies, one transparent scoring model, and data a sceptical reader can re-check — Google review counts, published portfolio figures, licensing, and how often each firm is actually recommended when nobody is paying for the answer. Scores are out of ten, weighted across five factors: guest and owner reviews (24%), independent recommendations across five AI assistants plus 115 published lists (26%), portfolio and track record (20%), in-house service breadth (16%), and technology and market visibility (14%). Data collected August 2026. A company that doesn't publish a figure is scored on its available factors only.

How the scoring works

Every company gets the same treatment. We pull its Google review count and average live, measure how often it is named — and where in the answer — when ChatGPT, Claude, Gemini, Perplexity and Google's AI Overview are asked who should manage a Dubai property, and count its appearances across 115 published industry lists. We add portfolio scale and years in operation from company-published figures, assess how much of the operation runs on the firm's own staff rather than subcontractors, and check whether its booking technology is built or rented.

Those five factors carry fixed weights, printed under the table above. No factor is editorial opinion; where judgement is unavoidable (service breadth), the basis is what each company itself publishes about its teams. The result is a directory where the gap between two scores means something — and where a small firm with superb reviews can and does outrank bigger names.

That fact is stated here rather than hidden because the numbers don't need help: every figure behind the #1 position — 2,692 Google reviews, 620+ managed homes, a portfolio above AED 2 billion, 240+ in-house staff — is public, checkable and held to the same weights as everyone else's. What 'in-house' means and why it's weighted

A short-let looks simple from outside: photos up, guests in, money out. The operational reality is housekeeping rotas, linen logistics, 2am lockouts, AC failures in August and license renewals — and the difference between operators is mostly who actually does that work. Firms running their own cleaning teams, maintenance crews, warehouses and vehicles control their quality; firms subcontracting it control a phone number. That's why service breadth carries 16% of the score.

How many holiday home companies operate in Dubai?

Several hundred entities hold operator licences, but the number running professional-scale operations — real teams, real portfolios, real support — is far smaller. The 34 in this directory are the ones with measurable track records; the tail below them thins out fast.

What should a holiday home company charge in Dubai?

Full management typically costs 15–25% of booking revenue. The honest comparison isn't the headline percentage but what it buys: whether cleaning, maintenance and guest support are the operator's own staff, and what the statements actually itemise. A cheap fee with subcontracted everything is usually the expensive option by year-end.

Do these companies handle the DTCM licence?

The established ones do — licensing your unit with Dubai's Department of Economy and Tourism (still widely called DTCM) is a standard part of onboarding at every firm in the top ten. If a company asks you to sort your own permit, treat it as a signal.

Can my property be listed on Airbnb and Booking.com at the same time?
